DSCR Loan vs Conventional Investment Mortgage: How to Compare

The labels describe different concepts. Ask how each lender evaluates the same rental property, borrower, and expected hold period.

“DSCR” describes an underwriting measure, while “conventional” means a mortgage that is not government insured or guaranteed. These labels are not exact opposites. For a useful rental property comparison, ask about a lender's DSCR focused investor program and a conventional conforming investment mortgage for the same property.

What DSCR measures

Debt service coverage ratio compares property income available for debt payments with the required debt service. The OCC commercial real estate handbook describes it as net operating income divided by annual debt service. Residential investor programs may define income, expenses, taxes, insurance, and the payment differently. Ask the lender to show its calculation for your property.

How a conforming investment mortgage differs

The CFPB definition makes clear that conventional loans can be conforming or nonconforming. A conforming investment mortgage follows applicable Fannie Mae or Freddie Mac rules plus lender requirements. It evaluates the borrower's income, debts, credit, assets, and property. Rental income is not necessarily ignored: Fannie Mae's guide explains when and how income from the subject investment property can be used.

Compare the actual offers

  • Confirm property type, occupancy, borrower or entity eligibility, and documentation required.
  • Ask each lender which rental income and expenses it accepts, including vacancy and short term rental treatment.
  • Compare rate, points, fees, cash required, reserves, and the total expected cost over your hold period.
  • Review fixed or adjustable rate terms, amortization, prepayment, and refinance conditions.

There is no universal rate spread, credit threshold, or faster option. A DSCR branded program may still review credit, liquidity, and guarantees. Ask both lenders for written terms based on the same address and scenario. Our directory can help find potential lenders; confirm current programs directly.

FAQs

What does DSCR stand for?

Debt service coverage ratio. It compares qualifying property income with debt service, but each lender may define the calculation differently.

Can a DSCR loan be conventional?

Conventional broadly means not government insured or guaranteed. A DSCR focused program may be conventional in that sense; compare it with a conforming investment mortgage to be precise.

Does a conforming investment loan count rent?

It may. Fannie Mae has rules for using documented rental income from an investment property when qualifying a borrower.

Are DSCR loans always more expensive?

No universal spread applies. Compare written rates, points, fees, prepayment terms, and the total cost for the same property and hold period.

Does a DSCR program ignore personal finances?

Not necessarily. Ask whether it checks credit, liquidity, income, ownership structure, or requires a personal guarantee.

Can either product refinance a rental?

That depends on the property, borrower, lender program, equity, and any seasoning or cash out rules. Request current written eligibility criteria.
